Reports To: Director of Operations
Status: Full-time
Schedule: Includes evenings and weekends as required

Position Summary

The Toledo Cultural Arts Center seeks a proactive and highly skilled Facilities Manager to oversee the maintenance, safety, and operational integrity of our historic performing arts facility. This role is responsible for the day-to-day operation, preventative maintenance, and long-term care of building systems, grounds, and infrastructure, while coordinating staff, contractors, and security services to ensure a safe and welcoming environment for patrons, artists, staff, and volunteers.

Essential Duties & Responsibilities

Building & Systems Maintenance

  • Perform, supervise, or coordinate routine maintenance and repairs for building systems including HVAC, plumbing, electrical, air handling, fire protection, security systems, generators, and telecommunications.
  • Monitor and respond to fire and burglar alarm notifications via mobile systems.
  • Conduct preventative maintenance on mechanical systems, including belts, filters, and bearing lubrication.

Safety & Security

  • Collaborate with the House Manager to conduct annual safety trainings for staff and volunteers.
  • Communicate relevant safety, security, or municipal utility updates from the City of Toledo.
  • Ensure compliance with building safety, fire, and environmental regulations.

Staff & Vendor Management

  • Supervise part-time maintenance and cleaning staff.
  • Coordinate and oversee contractors and subcontractors for repairs, maintenance, and capital projects.
  • Manage construction close-outs, including base contracts, change orders, punch lists, and occupancy permits.

Grounds & Facility Support

  • Oversee grounds maintenance including snow removal, lawn care, and plaza sprinkler systems.
  • Maintain inventory and ordering of expendable supplies such as light bulbs, paper products, and maintenance materials.

Planning & Collaboration

  • Serve on the Facilities Committee to communicate immediate and long-term capital needs to the Board of Directors.
  • Support House Manager duties as needed.
  • Perform other duties as assigned to support organizational operations.

Qualifications & Skills

  • Strong working knowledge of building systems including HVAC, plumbing, electrical, air handling, fire safety, and environmental systems.
  • Proficiency with computers and software used to monitor or control mechanical systems.
  • Demonstrated ability to manage multiple priorities independently with minimal supervision.
  • Experience supervising staff and working with external contractors.
  • Excellent problem-solving and communication skills.
  • Availability to work evenings and weekends as required by performance and event schedules.

Preferred Experience

  • Experience working in a historic building, performing arts venue, or public assembly facility.
  • Familiarity with life-safety systems such as Simplex, Habitec, or similar platforms.
  • Background in capital project coordination or construction close-outs.
